A new affordable housing lottery is open in the northeast Bronx. New Yorkers can apply for 17 apartments at 2512 Bronx Park East, an eight-story building in Allerton, New York YIMBY reported Saturday. Applications on NYC Housing Connect are due Thursday, Nov. 19.

The building has 84 apartments in total, and the 17 in the lottery are all set aside for households earning 80% of area median income. That makes this a moderate-income lottery: rents start at $1,770 a month and the minimum incomes start near $68,000.

Rents and income limits

  • Studios (5 units): $1,770 a month, for households of 1–2 people earning $67,955 to $108,560.
  • One-bedrooms (8 units): $2,198 a month, for households of 1–3 people earning $84,960 to $122,160.
  • Two-bedrooms (4 units): $2,542 a month, for households of 2–5 people earning $102,069 to $146,560.

Those figures match in both New York YIMBY's report and the Housing Connect listing data published by Weverit (lottery 7670), which also lists an asset cap of $135,680 for every unit size. For context, Weverit cites a median rent of about $1,505 a month in the 10467 ZIP code, from Census survey data for 2019–2023, so these new units are priced above what many longtime neighbors pay.

The building

The building was designed by Badaly Architects and developed by Filomena Matoshi, according to YIMBY. Amenities include assigned parking spaces, a shared laundry room, a recycling center, an elevator and an on-site resident manager. Apartments come with air conditioning, a patio or balcony and intercoms. Tenants are responsible for electricity, which covers the stove, heat and hot water, so budget for that on top of the rent.

The closest subway is the 2 and 5 trains at Allerton Avenue, about a four-minute walk, per Weverit.

How to apply

Apply through NYC Housing Connect; applications must be submitted online or postmarked by Nov. 19, YIMBY says. Apply only once per household, and check that your income falls between the minimum and maximum for the unit size you need.
