One of the biggest affordable housing lotteries of the fall is now open in Brooklyn. New Yorkers can apply for 217 apartments at Kingsland Commons Building 2, an 18-story building at 89 Maspeth Ave. on the former Greenpoint Hospital campus in Williamsburg, 6sqft reported. The deadline to apply on NYC Housing Connect is Wednesday, Nov. 25.
The units are set aside for households earning 30%, 40%, 50%, 60% and 80% of area median income. Rents start at $751 a month for a one-bedroom at the lowest income band, and income limits range from $29,418 to $168,320 a year depending on the unit and household size, according to listing data from Housing Connect published by Weverit.
Rents and income limits
Here are the rents by income band, according to the Housing Connect data on Weverit (incomes are yearly):
- 30% AMI: 8 one-bedrooms at $751 ($29,418–$45,810); 6 two-bedrooms at $889 ($35,315–$54,960); 2 three-bedrooms at $1,015 ($40,800–$63,120).
- 40% AMI: 1 studio at $846 ($32,263–$54,280); 7 one-bedrooms at $1,070; 6 two-bedrooms at $1,271; 2 three-bedrooms at $1,456.
- 50% AMI: 1 studio at $1,101; 20 one-bedrooms at $1,388; 19 two-bedrooms at $1,653; 5 three-bedrooms at $1,897.
- 60% AMI: 24 one-bedrooms at $1,706; 19 two-bedrooms at $2,034; 6 three-bedrooms at $2,338.
- 80% AMI: 39 one-bedrooms at $2,342 ($83,966–$122,160); 27 two-bedrooms at $2,798 ($100,766–$146,560); 25 three-bedrooms at $3,220 ($116,400–$168,320).
Asset limits run from $50,880 for the 30% band to $135,680 for the 80% band, according to the same listing data. For comparison, the median rent in ZIP code 11211 is about $2,357, based on Census figures cited by Weverit. That means the lower-income units are far below the neighborhood's typical rent, while the 80% AMI one-bedrooms, the largest group in the building, are priced close to it.
Who gets a preference
Residents of Brooklyn Community District 1, which covers Williamsburg and Greenpoint, get a preference for 20% of the units, according to 6sqft. As in every Housing Connect lottery, apply only once per household, and check that your household income falls inside both the minimum and maximum for the unit size you need. Questions about this lottery go to Housing Connect through 311, 6sqft notes.
The building
The project is being developed by the Hudson Companies and the nonprofit St. Nicks Alliance with the city's Department of Housing Preservation and Development, which chose the team in 2018. It is the second of four phases turning the long-vacant hospital campus into affordable homes, community space and retail, according to 6sqft. The Renaissance Revival-style hospital opened in 1915 to treat injured factory workers and closed during the city's fiscal crisis, except for the Barbara S. Kleinman Residence, which still houses homeless New Yorkers.
Amenities include bike storage lockers, a community room, a tenants' lounge, a fitness room, a children's playroom and a 24-hour front-desk guard, and apartments come with dishwashers and microwaves, 6sqft reports. The nearest subway is the L at Graham Avenue, and the B24 bus runs nearby.
