Thirty affordable housing lotteries are open on NYC Housing Connect, and ten of them stop taking applications in the next 12 days. The largest is One River Park, a new tower at 355 Exterior St. on the Harlem River in Mott Haven, with 227 apartments and a deadline of Friday, Nov. 6, according to listing data compiled from Housing Connect by Weverit and RentReboot.

One River Park: 227 units, from $1,936

The 40-story tower, developed by Beitel Group and designed by Hill West Architects, is the tallest in the South Bronx, 6sqft reported when the lottery launched in September. The apartments are new construction, with rent and income limits listed as follows:

  • 70% of area median income: 63 one-bedrooms at $1,936 a month (incomes $73,783 to $106,890) and 13 two-bedrooms at $2,297 ($87,600 to $128,240).
  • 130% of area median income: 29 studios at $2,500 ($91,475 to $176,410), 91 one-bedrooms at $2,600 ($95,726 to $198,510) and 31 two-bedrooms at $2,850 ($106,560 to $238,160).
  • Asset limits are $118,720 for the 70% units and $220,480 for the 130% units, according to Weverit.

The listing shows an application period of Sept. 2 to Nov. 6; 6sqft had originally reported a Sept. 24 deadline. For context, the median rent in the 10451 ZIP code is $1,269 a month, based on 2019-2023 Census survey data shown by Weverit, so the 130% AMI units are priced well above what most neighbors pay. 6sqft reported that the amenities include a pool, a fitness center, a rooftop terrace and an indoor pickleball court. The nearest subway is 138th Street-Grand Concourse (4, 5).
