A New Neighborhood Emerging Around New Commuter Stations

This rezoning will reshape a 46-block area near Morris Park, Van Nest, and Parkchester, adding roughly 7,000 housing units. The development will be centered around four new commuter rail stations, set to be operational by 2027, which promise to cut travel time to Midtown Manhattan by almost 50 minutes. These stations will also connect the Bronx to train lines in Connecticut.

The rezoning plan is the first of its kind under Mayor Adams and marks a significant step in his vision of building 500,000 new residences in the city by 2034. While this plan contributes to this goal, it is just one piece of the puzzle in tackling the ongoing housing affordability crisis.

To address these concerns, the plan includes about 1,700 permanently affordable apartments. City officials have also addressed concerns about the lack of parking by including a requirement for parking spaces at residential sites, as well as a dedicated parking lot near one of the new stations.
