Manhattan's Rental Market
Manhattan, known for its high-priced real estate, has seen a 13th consecutive month of year-over-year rent decreases. The median rent in July was $4,489, a 2% drop from last year. However, to afford a typical Manhattan apartment, you'd need a gross household income of $179,560 per year, which is significantly higher than the national median income.
Outer Boroughs See Rising Rents
While Manhattan rents are declining, the outer boroughs of Queens, Brooklyn, and the Bronx are experiencing substantial rent increases. This indicates a shift in demand towards more affordable areas.
- Queens: Rents surged by 8.2%, reaching $3,380, the highest level in recorded history. To afford a typical Queens apartment, you'd need a gross household income of $135,200 per year.
- The Bronx: The median rent reached $3,175, a 7.7% increase from last year. This is the second-highest Bronx rent level since March 2019.
- Brooklyn: Rents climbed to $3,718, a 3.5% increase from the previous year, reaching the highest level ever recorded.
Demand for Smaller Units
The NYC rental market is seeing a greater demand for smaller units, with studios, one-bedroom, and two-bedroom apartments having an average median rent of $3,322. Conversely, larger units with three or more bedrooms saw a decline in median rent to $4,996.
