
New Residential Tower in Murray Hill Tops Out
Construction has been finished on a new 20-story residential building at 255 East 39th Street in Murray Hill, Manhattan. The building, designed by CetraRuddy and developed by Brause Realty in collaboration with Lonicera Partners and AECOM Tishman, will offer 157 units, including 48 designated as affordable housing.

The property sits at the northwest corner of East 39th Street and Second Avenue. It will include approximately 4,000 square feet of retail space on the ground level and over 10,000 square feet of amenities, such as a fitness center, rooftop lounge, and a sports simulator. To promote sustainability, the building features a solar array on the roof and all-electric apartments.

Cushman & Wakefield arranged financing for the project, with JPMorgan and First Citizens Bank serving as lenders. Leasing is expected to begin in fall 2025.
