Florida's Sun-Seekers Are Trading Palm Trees for NYC's Skyline

For years, Floridians have escaped to New York for a change of scenery. Now, the tables have turned. A new study from PropertyShark reveals a significant increase in Floridian buyers snapping up Big Apple homes, specifically in the luxury market.

In the first half of 2024, Floridians purchased 219 NYC properties, totaling $315 million – a nearly $30 million increase compared to the same period a decade ago. This trend is fueled by Florida's high insurance rates, nearly triple the national average, combined with the increasing threats of hazardous weather conditions.

While Floridians are leading the luxury market charge, they're not alone. New Jersey residents remain the most active out-of-state buyers, though their numbers have dropped significantly. California residents are also seeing a surge in NYC home purchases, increasing their spending by $107 million since 2014.

Despite the influx of out-of-state buyers, local New Yorkers are still active in the market. The Bronx, in particular, is seeing a 20% boost in home purchases.

It remains unclear whether these homes are primary or secondary residences.

Why are Floridians Moving to NYC?

  • High insurance rates in Florida: Florida's insurance rates are nearly triple the national average, making it increasingly expensive to live there. This financial burden is pushing residents to seek more affordable options, such as New York City.
  • Hazardous weather conditions: Florida is becoming increasingly vulnerable to hurricanes and other natural disasters. This is leading residents to seek safer alternatives with more stable weather conditions.
  • Attraction to NYC's amenities and lifestyle: New York City offers a vibrant cultural scene, world-class dining, and endless entertainment options. These attractions are drawing Floridians who are seeking a new and exciting lifestyle.

While the exact nature of Floridians' purchases in NYC remains a mystery, it's clear that the Big Apple is becoming an increasingly popular destination for those looking to escape the Sunshine State.
