A Mitchell-Lama co-op in Williamsburg has opened a rare studio purchase waiting list through NYC Housing Connect, PIX11 reported Thursday. Lindsay Park Housing Cooperative, at 202 Union Ave., will draw 500 applicants for the list; prices start just over $6,000, with monthly carrying charges that still matter more than the sticker price for many buyers.
What is on offer
Studios are for households of one to three people. PIX11 and Fair Shot Housing both put the purchase price at about $6,193 to $7,632, with monthly maintenance (carrying charges) of $627 to $774. Fair Shot Housing, summarizing the Housing Connect listing, lists yearly household income roughly from $25,080 to $190,875, depending on household size, and an application deadline of Nov. 30, 2026.
Only 500 people will be selected for the waitlist, Fair Shot and PIX11 said. That puts you in line — it does not mean a studio will open for you right away. Selected applicants owe a $75 nonrefundable application fee.
Who can apply, and how
Applicants must be New York State residents. PIX11 and Fair Shot both warn that duplicate applications are thrown out; Fair Shot adds that you should apply once online or by mail, not both, and that current shareholders cannot apply. Mail entries go to Lindsay Park Housing Corp., P.O. Box 434, New York, NY 10272, according to Fair Shot.
Apply through NYC Housing Connect. Confirm the current income bands, asset rules and deadline on the official listing before you hit submit — aggregators can lag when HPD updates a flyer.
Why it stands out
Mitchell-Lama co-ops keep resale prices regulated and were built for moderate- and middle-income households. Purchase lotteries this cheap are uncommon in Williamsburg, which is why the PIX11 report moved quickly through local housing roundups on Thursday. Budget for the monthly carrying charge and for a potentially long wait after the draw.
