A cluster of new apartment buildings is rising along Jerome and River avenues in the Bronx, on lots that used to hold auto shops and parking. Together, five projects in Highbridge and Concourse will create more than 900 homes, all within walking distance of the 4 train between the 167th and 170th Street stations, New York YIMBY reported after a site check. The Bronx Times summarized the progress on Tuesday.
The five projects
- 1298 Inwood Ave. (Jerome Avenue, Clark Place West and Inwood Avenue): a two-tower, 15-story building with 195 units averaging 577 square feet and 10,983 square feet of community facility space. The red-brick facade is almost done and completion is slated for this winter. Curtis + Ginsburg Architects designed it under the HELP Inwood Housing Development Fund Corporation.
- Concern Inwood, 1320 Inwood Ave.: 14 stories with 114 rental units averaging 786 square feet, plus 51,080 square feet of community facility space. It has topped out, and completion is listed as Dec. 30, 2027. Dattner Architects designed it.
- River Apartments II, 1185 River Ave. (between East 167th and McClellan streets): a $225 million, 20-story, all-electric building with 292 studios to three-bedrooms for households earning up to 80% of area median income. Crews are working below grade; completion is set for April 30, 2028.
- River Commons, 1240 River Ave.: 17 stories with 328 rental units, a public health center to be run by NYC Health + Hospitals/Gotham Health, 7,500 square feet of public outdoor space and a 68-car garage. The superstructure has started to rise; completion is slated for May 2029.
- 1295 Shakespeare Ave. (between West 169th and West 170th streets, Highbridge): a seven-story building that has topped out. The number of units has not been made public; it is expected to be finished next summer.
Who River Apartments II is for
Of River Apartments II's 292 apartments, 173 will be supportive housing for veterans with disabilities, formerly homeless New Yorkers and people living with mental illness, with on-site services from the nonprofit Community Access, which is developing the building with Blue Sky Bronx. Another 15 units are for residents with mobility impairments and six for residents with sensory disabilities. Plans include a rooftop urban farm, a children's play area and cellar space meant for a grocery store, YIMBY reported when it broke ground in April.
State financing includes about $90 million in equity from low-income housing tax credits, $60 million from New York State Homes and Community Renewal and $9.8 million from the state's Homeless Housing and Assistance Program. The building follows River Avenue Apartments I, a 245-unit building nearby that was completed in March 2024.
